Skylights can be a beautiful feature in a home, bringing in natural light and making rooms feel brighter and more open. However, during home inspections, skylights are also one of the areas where problems are commonly found. Like any roof penetration, they require proper installation and maintenance to prevent issues over time.
One of the most common problems with skylights is water leaks. Skylights rely on flashing and seals to keep water out. If the flashing is poorly installed, damaged, or deteriorates with age, rainwater can seep into the roof structure. Over time, this can lead to stains on ceilings, drywall damage, and even wood rot around the skylight frame.
Another frequent issue is failed seals in double-pane skylights. Many modern skylights use insulated glass units similar to standard windows. When the seal between the panes fails, moisture can get trapped inside, creating a foggy or cloudy appearance that cannot be cleaned from either side.
Condensation buildup is also common, especially in humid climates or bathrooms where skylights are installed. Warm indoor air rises and can collect on cooler glass surfaces, sometimes dripping onto drywall and causing moisture damage or mold growth.
In addition, skylights can contribute to energy efficiency concerns. Older or poorly installed skylights may allow excess heat into the home during summer and allow conditioned air to escape during winter, increasing energy bills.
Finally, roof deterioration around skylights can occur if flashing or roofing materials begin to fail. Because skylights interrupt the roofing system, they can become vulnerable points for wear and water intrusion.
